CARROLL GARDENS

Carroll Gardens’ transformation over time as one of the most desirable neighborhoods in Brooklyn lies in its successful blending of historic charm and trendy vibe.

Carroll Gardens shows its heritage

proudly with its tree-lined streets, stately brownstones and front gardens. Along with its generational family-owned bakeries, butcher shops & pizzerias, it’s the idyllic old-world neighborhood. At the same time it has been embracing the dynamic wave of cafes, bars, bistros, restaurants and boutique shops popping up in the area. The rise of new condo conversions & development is proof of its attractiveness to city dwellers looking for a more laid-back environment.

Types of Homes

The blending of the historic and the new can be also seen in Carroll Gardens’ reimagined brownstones now converted into boutique duplexes or triplexes. Retaining their stately facades, these brownstones were renovated with modern design and luxurious amenities in mind. Some even come with their own private yards or rooftop terraces, making them unique urban retreats!

Newer ground-up condo developments offer a variety of layout options from apartments, duplexes to penthouses. Each maximizing functionality & luxurious living: featuring gracious layouts with tall ceilings & natural light with designer kitchens and ample storage. Some floor layouts offer the extension of indoor/outdoor living with fireplaces, outdoor patios, balconies or rooftop decks.

Area & Neighborhood

Carroll Gardens is in the northwestern section of Brooklyn comprising about 40 city blocks. Within walking distance are the neighborhoods of Cobble Hill and Boerum Hill to the northwest and northeast respectively. It is bounded by Red Hook to the south, Gowanus to the east and the Columbia Street Waterfront District to the west.

Carroll Park is one of Brooklyn’s oldest parks and is at the heart of this neighborhood. It is the perfect open green space to unwind for adults & children alike. Mature trees offering shade over a great number of benches offer rest from strolling. Its many year-round activities like farmer’s markets, fairs, movie nights, Shakespeare and community events set among the playgrounds, open fields, flowers and greenery make this a favorite destination.

Across the park is The Carroll (PS 58), a zoned school known for its academic excellence offering dual language programs.  On Henry St is The Brooklyn New School (PS 146), an unzoned school founded in 1987 by a committee of families and teachers with a mission to deliver interactive education to its diverse body of students. The New School shares the building with its sister school, The Brooklyn School for Collaborative Studies, that’s been recognized as one of the best high schools by US News. On Court St is the International School of Brooklyn (ISB) founded in 2005 to create an intimate & multicultural setting for its students. ISB is known for its immersive language programs.  For young families, Carroll Gardens present many choices in schooling.

Local Hotspots & Dining

The streets of Court and Smith bookend Carroll Park on opposite ends and the strips are bustling with an array of small shops & businesses:

You’ll find these delightful small, family-owned businesses all over Carroll Gardens like Mazzola Bakery the no-nonsense neighborhood bakery with their famous lard bread. There’s also Ferdinando’s  Foccaceria open since 1904 and continues to serve classic Sicilian fare. Step back into the past and indulge in some nostalgic favorites at Brooklyn Farmacy & Soda Fountain. Not surprisingly these old world establishments are now side by side with yoga studios, high end boutique shops and cocktail bars.

The explosion of cafes and restaurants in Carroll Gardens just pamper its residents & visitors with a myriad of choices without having to venture out of the neighborhood.  For starters there’s Brooklyn Bread Cafe that bills itself as the premiere bagel & sandwich shop, but is clearly more than that. There’s hometown fave Lucali with an avid following for its famous pizza and if you decide to skip their wait lines, head over to F&F for a really good slice. For a good sit down dinner, don’t miss Frankie’s 457 Spuntino.
